ARROWCREEK (SOUTH RENO, NV) — HOA CC&R RESTRICTIONS
Premier 24-hour guard-gated golf community. ACCHOA enforces rigorous Covenants, Conditions & Restrictions focused on ultra-premium aesthetics, traffic control, and wildfire safety.
- LANDSCAPE & EXCAVATION GUIDELINES (ADRC APPROVAL REQUIRED)
Any exterior lot modification requires formal approval from the Architectural Design Review Committee (ADRC).
Native Over Soil Disturbance: Excavation or soil disturbance (including utility trenching) requires explicit ADRC oversight. No noxious weeds permitted; new plants must integrate with approved native mountain-desert flora.
Concealment Restrictions: Tools, empty containers, bags of construction mix, and machinery parts must be entirely hidden from public view at all times during a project.
PODS & Dumpsters: Roll-off dumpsters or storage PODs are restricted to a maximum of one week on the lot and are legally prohibited from being placed on the street.
- STRICT SHORT-TERM RENTAL (STR) BAN
Unlike the rest of Reno where ADUs and rentals are expanding, ArrowCreek completely bans short-term leasing.
30-Day Minimum: All residential leases or home rentals must exceed 30 consecutive days.
No Transients: Listing a property or in-law suite on Airbnb, VRBO, or similar platforms is strictly prohibited.
- VEHICLE, RV & BOAT PROHIBITIONS
Zero-tolerance policy on recreational vehicle storage.
No Open RV/Boat Storage: Trailers, campers, boats, jet skis, or unlicensed vehicles cannot sit in driveways or side yards. Must be parked inside a fully enclosed garage or screened behind an ADRC-approved perimeter wall.
Commercial Vehicle Size Caps: Personal trucks up to 1.5-ton capacity allowed in driveways. Heavy commercial equipment must be garaged.
- SEVERE PARKING REGULATIONS
Street parking heavily policed to ensure clear evacuation routing down ArrowCreek's winding hillside topography.
Overnight Parking Ban: No overnight street parking without explicit pre-authorized security clearance.
Guest Parking Caps: Visitors may use designated guest lots for up to 48 consecutive hours. Homeowners banned from using guest spaces for more than 4 hours during the day and from overnight use entirely.
- AUTOMATED GATE & FINE ENFORCEMENT
Transponder Controls: Access regulated via QuickPass gate transponders. Unpaid HOA violations or overdue assessment fees can result in transponder and key-card deactivation — forcing homeowner to use the visitor guard lane.
Violation Fines: Standard CC&R violations carry $100 fines per occurrence. Unapproved building methods trigger construction penalties up to $250 per individual violation.
